Understanding Roof Ventilation

Roof ventilation is essential for preventing loft condensation, mould and damp. Learn how breathable felt and modern venting keeps your roof performing.

Introduction

Proper roof ventilation is one of the most overlooked yet essential aspects of maintaining a healthy, energy-efficient home. At Revive Roofing and Building Solutions, we frequently identify and resolve issues caused by poor ventilation - often when re-roofing homes with outdated materials such as non-breathable bitumen felt.

This guide explains why ventilation matters, what causes condensation problems in the loft, and how we design modern, breathable roofing systems that allow your home to breathe while protecting it from the elements.

Why Roof Ventilation Matters

Your roof isn't just a weather shield - it needs to manage airflow too. Without proper ventilation, warm moist air from inside your home rises into the loft space, where it can condense against cold surfaces, causing:

  • Condensation buildup under the roof covering
  • Felt rot at eaves level
  • Mould growth and damp staining on ceilings and walls
  • Timber decay and insulation damage

The result? Reduced thermal efficiency, water ingress, and long-term structural issues.

The Problem with Bitumen Felt

Older roofs are often lined with traditional bitumen-based underlay. These felts are non-breathable, meaning any warm air that enters the roof space has no route to escape. This commonly results in:

  • Water condensing on the underside of the roof tiles
  • Moisture running down the felt, on the pitched elevations
  • Rotting at eaves level, right above the cavity wall
  • Water tracking down into the cavity and presenting as damp or mold spots in the ceiling corners or upper walls and window and door reveals

This is a silent problem which expands over a long duration of time, which causes visible internal symptoms and possible, long-term hidden damage.

Modern Ventilation Solutions

At Revive, we build new roofing systems with integrated ventilation from the outset. Depending on your property, we may recommend:

Breathable Membranes

Modern breathable roofing felt allows moisture vapour to escape while keeping rainwater out. It prevents condensation while maintaining watertightness.

Fascia Vents & Soffit Vents

Discreet ventilation strips installed along the eaves allow cool air to enter the roof space and flow upwards. This helps maintain circulation and regulates temperature and humidity.

In-Line Tile Vents

These are tile-shaped ventilators that blend with your roof covering and allow stale air to escape through the top of the loft or ridge line without disrupting aesthetics.

Ridge or Abutment Ventilation

We may also use ridge vents or vented abutment trays depending on the pitch and design of your roof to maximise passive airflow.

Each of these components is chosen to suit the roof style and your specific moisture and air movement needs.

When We See It, We Solve It

If you're experiencing:

  • Mould spots in the loft or on upstairs ceilings
  • Damp corners near exterior walls
  • A musty smell in the attic
  • Condensation on insulation or rafters

...your roof may be suffering from poor or outdated ventilation.

During our free roof inspections or surveys, we check for signs of condensation, inspect the underlay type, and assess the air flow throughout your roof space. We then provide clear advice and solutions tailored to your property.
